Know Before You Book
What Jacksonville Homeowners Should Know About Roof Cleaning
What Causes Those Black Streaks?
The dark streaks on many Jacksonville roofs are caused by Gloeocapsa magma, a cyanobacterium that feeds on the limestone filler in asphalt shingles. It spreads from spore to spore and tends to appear first on north-facing or shaded sections of the roof. Left untreated, it can spread across the entire surface and become more difficult to remove.
Why Low-Pressure Cleaning Matters
High-pressure washing can strip granules from asphalt shingles, void manufacturer warranties, and force water under flashing and into the roof deck. Our soft-wash method uses low pressure and professional-grade cleaning solutions to remove organic growth without damaging the roofing material. The ARMA (Asphalt Roofing Manufacturers Association) recommends this approach for shingle roofs.
Algae, Moss & Lichen — What's the Difference?
Algae (including Gloeocapsa magma) causes the dark streaks most homeowners notice first. Moss is a thicker, green growth that retains moisture and can lift shingles over time. Lichen is a combination of algae and fungus that bonds tightly to the surface and is the most difficult to remove. Each requires a different treatment approach and realistic expectations about how quickly results appear.
What to Expect After Treatment
Soft-wash roof cleaning doesn't always produce instant results. Algae and organic growth may continue to fade for several weeks after treatment as the cleaning solution completes its work. Heavy moss or lichen may require more than one treatment or may leave some staining even after the growth is dead. We'll give you an honest assessment of what to expect for your specific roof before we start.
Roof Cleaning Frequency & Pricing
Jacksonville's humidity, rainfall, and tree coverage create favorable conditions for roof algae, including the cyanobacterium Gloeocapsa magma, which causes dark streaks on many asphalt shingle roofs.
We generally recommend evaluating roof cleaning needs every 2–3 years, with more frequent service for properties with heavy shade or recurring buildup.
Roof cleaning starts at $699 for roof surfaces under 2,000 square feet. Larger roof surfaces and more complex projects generally start around $1,199.
Pricing depends on actual roof surface area, pitch, material, accessibility, and cleaning requirements. Eligible bundles can save up to 25%.

FAQ
Common Questions
Will pressure washing damage my shingles?
We never use high pressure on roofs. Our soft-wash system uses low pressure and professional-grade solutions — the same method recommended by the ARMA (Asphalt Roofing Manufacturers Association).
How long does roof cleaning take?
Most residential roofs in Jacksonville take 1–2 hours. Larger or heavily affected roofs may take longer. We'll give you an accurate estimate upfront.
How long will the results last?
Results typically last 2–4 years in Jacksonville's humid climate, depending on shade, tree coverage, and roof material. We can also apply a preventative treatment to slow regrowth.
Can you clean tile and metal roofs?
Yes. Our soft-wash system is safe for asphalt shingles, concrete tile, clay tile, and metal roofing. We adjust our technique and solution for each material.
